R.E. (SKYS) SYKES and Greg Sykes are Master CREIA Inspectors (MCI). The Master CREIA Inspector designation is the highest rating that can be obtained through CREIA. This designation is only given to those inspectors that have obtained many hours of additional training and have been tested for knowledge above the already high standards set for the members of CREIA. Each report prepared by SKYS or Greg  will bear the MCI seal representing the best quality inspection for your investment.

SKYS inspections are performed to the rigorous standards of both the California Real Estate Inspection Association (CREIA) and the American Society of Home Inspectors (ASHI).

The inspection report is an easy to understand computer generated report that is printed on site at the conclusion of the inspection. NO WAITING! The report includes up to 400 individual items depending on the complexity of the property and specific requests of the client.

Color digital photos can be included with the inspection report.
The photo can be printed on site and/or e-mailed.

Our inspections are preformed with the latest state of the art tools and computer equipment. A manometer survey, using an electronic measuring instrument, can be done on the foundation slab to determine if any significant cracks or settlement have occurred.

Mold Testing: Why is Mold Testing Important?

Exposure to mold can cause many adverse reactions, especially when the mold spores are airborne and inhaled in large quantities. Depending on the sensitivity of the individual, mold reactions can include respiratory problems, sinus congestion, and more seriously - headaches, memory loss, shortness of breath.

What can be done if mold is suspected in a home or a client has allergies, breathing or health problems?

The first step would be to determine what the specific mold type is. This is done through mold testing, SKYS Property Inspection Consultants offers a choice of tests:

• The SWAB TEST is used to check visible molds. This test is good for bathrooms, kitchens and other areas exposed to moisture and/or humidity.
  

• The AIR TEST is used to determine concentration levels and types of airborne mold particles in a particular room(s) inside the home when there is no visible growth, but may have unusual smells.
  

Once the type of mold has been determined, steps can be taken to properly and safely remove the existing mold
